Our services
Residential Sales
List or buy a home around Prior Lake. We price from real comps, market with photos that show the water, and negotiate hard for you. Full-service listing commission is 5–6%.
Commercial Leasing
Retail, office, and storefront space across Prior Lake and Savage. We represent landlords and tenants, and we'll tell a tenant when a space is wrong for them.
Property Management
Full management of rentals and lake homes. Tenant screening, rent collection, maintenance, and inspections for 8–10% of monthly rent.
Investment Advisory
We model rentals, flips, and small commercial deals with you before you commit. First consultation is free, and sometimes we'll tell you to pass.

No. Lakefront is our specialty, but we sell and manage plenty of standard residential and commercial property across Prior Lake, Savage, and Scott County.
What's your commission on a home sale?
Full-service listings typically run 5–6%, split with the buyer's agent. We'll walk you through exactly what that covers before you sign anything.
How much does property management cost?
Most management agreements are 8–10% of collected monthly rent, with leasing fees disclosed up front. The exact rate depends on the number of units and the work involved.
How long do lake homes take to sell?
It depends on price and season. Our average is around 31 days, but well-priced lakefront listings in early summer often move faster.
Will you tell me if a property has problems?
Yes. We'd rather flag a real issue and lose a quick sale than have you regret a purchase. That honesty is the whole point of how we work.
